2026 Greater Estero Community Report

Our 3rd quarter GECR updates the current and planned developments in the greater Estero area, including residential, commercial, recreational, and utility projects in and affecting Estero. 

The Greater Estero Community Report (GECR) for quarter 3 - 2026 is an update on the Residential and Commercial Developments as well as the Urbanization taking place in Greater Estero.

The report can be viewed on the Engage Estero website at www.EsteroToday.com The report covers many details, but below are some key highlights now happening on the West side of the Village of Estero. More details on each of these projects can be seen in the report.

 Biggest Changes

• Targeted to be completed by the end of 2026, Lumio Estero on Via Coconut Way across from Genova is a 20-acre mixed use development of 330 multifamily units, 29,600 square feet of commercial space, and a 10,000-square-foot church, along with a one-acre public park.
• Woodfield Development on US 41 at the Northeast corner with Coconut Road has completed Phase 1 and Phase 2 is well advanced. Construction is starting on roadway and intersections improvements which is expected to last up to 6 months. This project includes a roundabout at Walden Center Drive.
• Construction has started at the Northeast Corner of Corkscrew and Sandy Lane on Estero Town Homes by Toll Brothers. There will be 153 townhomes in this gated community. Project is likely to be completed in 6 to 9 months, weather permitting.
• Coconut Point development of the former cinema area is being revised. Reportedly they will reduce height from 5-story to 4-story building.  A new proposal to the PZDB is expected later this fall. Also, a hotel proposed for south of Target at Coconut Point has been shelved for now but not ruled out.
• Construction is completed on Brooks Town Center Apartments at Three Oaks Parkway and Coconut (Northwest corner). There are 137 units in this facility.
• West Bay Club —The Island Highrise of 26 floors with 86 units is expected to top out this September. Residents would be expected to move in during mid to late 2027.
• Estero SportsPark continues to develop. High 5 Entertainment plans to open in late 2026. Wright Construction continues to complete overall site work also scheduled for completion by late 2026. A new county maintenance building is now finished. Construction has begun on the new main entry off Via Coconut. Phase 1 is scheduled for completion in late 2026. The village is finalizing Phase 2 plans which include a driving range, two turf long fields and the event lawn.
• The Estero RiverPark is now open for limited hours on Fridays, Saturdays and Sundays. See the article for details on where to enter the parking lot and times. The 30 acres south of the Estero River will remain a peaceful and protected environmental area. A new 10 ft wide bridge over the Estero River allows access to this area from a parking lot on the north side of the river with newly installed “Old Florida-styled” restrooms.
• The Estero Park and Recreation Center has new children’s playground equipment. It features swings and components for children ages 2 to 5. Other new features include: a Zip-line, a multi-level play structure, Alligator Climber which is unique, a Gaga Ball Pit and a Shade Structure. Also, a new entrance from Via Coconut Point to the Estero Park and Recreation Center is being planned. This plan fits in with a larger vision of a “Village Hub.”
