The Development at US-41 and Broadway

Northeast of US-41 and Broadway; Adjacent to Cypress Bend RV Resort

The developer is building three multi-story buildings with 100 units each and ten townhomes with 310 units. Several years ago, Lee County approved 200,000 square feet for nonresidential use and a 125-room hotel.

Two buildings will be mixed-use, with 5,000 square feet of nonresidential space on the ground level. The third building will include community amenities, a public pocket park, two pickleball courts, a pool area and a public passive park on Broadway Avenue.

Land clearing was completed earlier and infrastructure installation has advanced. Work is underway on internal roads, drainage systems, underground utilities (water, sewer, electrical, stormwater) and site preparation for building foundations.

The project includes an internal spine road connecting US-41 with Broadway Avenue East. The road will be privately maintained but open to the public. This connection is intended to provide access through the development and improve connectivity between the two major roadways. Traffic concerns were  raised during the Village's review of the project. Residents also expressed concerns about security, wildlife, buffering and potential traffic impacts.

Since the original description, key updates include completing site clearing, initiating infrastructure work, the stormwater/holding-pond incident in September 2025 and the Village's 2026 disclosure that the property may be a potential site for a Live Local multi-family project. Florida's Live Local Act aims to promote affordable housing development. Although still in the inquiry stage with the Village Planning, Zoning and Design Board, the identification of the site as a possible Live Local project means that plans and any modifications to this information will be closely monitored.
