Via Coconut Point north of Williams Road
This is a 20-acre development on the West Side of Via Coconut Point, south of Corkscrew Road.
Jones Lang LaSalle Americas, Inc. ("JLL") provides the +20.19-acre development site, with Phase 1 well underway. Construction of several apartment buildings is already visible from via Coconut Point, opposite Genova. Completion is targeted for the end of 2026.
It is a mixed-use development comprising 330 multifamily units, 29,600 square feet of commercial space and a 10,000-square-foot church, along with a one-acre public park on Via Coconut Point across from Genova. The height of mixed-use buildings along Main Street will be reduced from three to two stories. Public amenities include a dog park, a pocket park, a meandering multi-use path, a fishing pier with a bike rack and a one-acre park being donated to the Village. The overall name of the development is now "Lumio." Anyone passing by will see significant construction with most of the apartment buildings completed and work proceeding inside.
The commercial development will likely include an animal clinic, banks and financial institutions, a bar, a broadcast studio for commercial radio and TV, cinemas and theaters. Community gardens and a public dog park are planned for the property's south side. Additional options under review include restaurants, convenience stores, a cultural center, a daycare and a drugstore. Other potential tenants include a hardware store, household and office furnishings, an insurance agency, dry cleaning and laundry services, a library, a post office and a medical or dental lab.
The site will include a mix of lakes, stormwater vaults, a filter marsh and two access points on Via Coconut Point, with future pedestrian and vehicular access to the west. There was a lengthy discussion of drainage. The Village Planning, Zoning and Design Board approved the plans, including staff simulations. "Under-building parking" has been eliminated and replaced with garages, carports and surface parking behind the buildings.
One of the buildings soon to be completed is a 330-unit luxury apartment community at 21650 Via Coconut Point. The building will offer studio to three-bedroom residences featuring amenities including two resort-style pools, a golf simulator, a fitness center, coworking space, a resident market, a 1.5-acre lake and walking paths.
The overall project is likely to be completed by mid-2027
