Kingston Project

South of Corkscrew Road to SR 82

In June 2022, Lee County Board of County Commissioners approved the Kingston Project, which involves building homes over 6,000 acres extending from south of Corkscrew Road to SR 82.

The Cameratta Companies’ development includes 10,000 dwelling units, a 240-unit hotel, 700,000 square feet of commercial space and 3,287 acres of restoration, conservation and flowway.

The site density will be 1.5 dwelling units per acre. During the Engage Estero Public Forum, Nick Cameratta, Chief Operating Officer, mentioned the company has applied to the School District of Lee County to build a comprehensive charter school serving all grade levels. No school has been identified in the District’s 10-year plan for the growing area, but the plan may be updated in October 2026. It is clearly an important issue for families considering a move to the area.

Cameratta also plans to include other vital contributions to safeguard water runoff and wildlife. Additionally, the project's development conditions include open space, a human-wildlife coexistence plan, a central irrigation system and hydraulic connections to improve flood control in the Wildcat Farms neighborhood.

Model home construction began in spring 2026, with models available for viewing in late 2026, and early purchasers expected to move in very soon.

The overall plan remains: 10,000 residences, 700,000 square feet of commercial space, a hotel, a K-8 school and extensive preservation (over 3,200 acres restored). Although the project faces ongoing legal challenges related to environmental impacts (e.g., panther habitat, wetlands), construction is proceeding.

Intersection construction and a traffic signal are under construction at Corkscrew Road and Spine Road (name to be determined). The traffic signal is likely to be operational by fall 2026. Spine Road, complete to SR 82, will have a traffic signal at SR 82 by winter 2027/2028. However, no school(s) are identified in the School District’s 10-year plan, but negotiations continue with the District.

Cameratta Companies considered building a road to connect the south via a small section of the Corkscrew Swamp Sanctuary, which would ease traffic in an area that currently has no north/south access other than via I-75. However, on July 9, they abandoned the plan after environmentalists objected. On Aug. 13, Audubon and Cameratta Companies announced a settlement of Audubon's federal lawsuit. According to Audubon and WGCU, the agreement includes returning easements across Audubon's property within two years, specifically eliminating the possibility of an evacuation road being built through the sanctuary.

However, there is a separate and potentially important development: the long-discussed CR 951/Collier Boulevard north-south extension is still under study by the Lee County MPO, in coordination with the Collier MPO. That study is not the same project as Cameratta's proposed evacuation road. Still, it serves a similar geographic purpose: creating another north-south connection between Lee and Collier counties east of I-75.
