Hospital Corp of America (“North Point” HCA)

East of US-41, north of Williams Road and west of Via Coconut Point

Although HCA Healthcare purchased 100 acres in Estero for $52.5 million in 2019, it sold much of the property but retained a section on the north side for a medical complex.

"Behind the scenes" discussions about plans are ongoing, but no final decisions for this large land parcel have been formally submitted to the Village. The Village Manager, Steve Sarkozy, has stated that any development will need to achieve a high level of aesthetic design and quality because of the site's size and location.

Additionally, the Village has completed an Eco-Historic Planning Study for the US-41 corridor from Estero Parkway south to Hertz Global Headquarters, covering both sides of US-41. The Village says the study aims to protect natural areas, recognize Estero's history and set expectations for high-quality future development. More than 1,700 residents responded to the initial survey and the Village held its first public open house in March 2026. This is particularly relevant to North Point because it is one of the most prominent undeveloped parcels in the corridor. Village officials have indicated any eventual development should have a high level of architectural and aesthetic quality because of the property's size and visibility on US-41.
