CenterPlace (Lake Esplanade)

Mixed-use development near FGCU/Miromar Lakes

CenterPlace is a large mixed-use development located in South Fort Myers. The approximately 886-acre planned community is designed to include approximately 1,950 multifamily residential units, consisting of condominiums and rental apartments at full buildout.

The commercial component is planned to include a 250-room hotel, a conference center, retail shops and office space. Approximately 170 acres are designated as open space, and the development has frontage along a freshwater lake. A significant feature of the original concept is its walkable, mixed-use design, with commercial and community amenities intended to be accessible from the residential areas.

Current Development Status

The CenterPlace project appears to remain a long-term, master-planned development rather than one of the rapidly advancing projects reshaping the South Fort Myers/Alico Road corridor. The most important issue for a current market update is therefore not simply whether the original CenterPlace plan remains intact, but whether its development approvals, phasing, ownership, infrastructure commitments or anticipated construction schedule have changed.

Surrounding Development The larger South Fort Myers/Alico Road/Gulf Coast Town Center corridor continues to see substantial residential and commercial development. New multifamily communities, hospitality projects, retail development, and associated infrastructure are expanding the area's population and commercial base. This surrounding growth is significant to CenterPlace, even when projects fall outside its boundaries. Ongoing development in the Alico Road and Gulf Coast Town Center areas demonstrates continued demand for housing, retail, hospitality and services across the broader CenterPlace market area.
